Standard legal scale: 1.25% on the first RM500,000 and 1% above, minimum RM500. Above RM7.5m, this estimate uses the 1% ceiling on the excess; the fee is negotiated. HDA uses the applicable reduced schedule. No first-home exemption, discount, developer subsidy or fee financing is applied automatically.

For Peninsular Malaysia planning. This tool estimates residential purchase costs. Additional titles, instruments, state registration, insurance and disbursements vary. Zero allowances are excluded from the budget; enter quoted amounts before relying on the total.

Fee sources & calculation notes

Legal fees use SRO 2023 Tables A/B for SPA and principal loan instruments. Valuation uses the improved-value capital scale (minimum RM400), not specialist or Securities Commission valuation. MOT uses progressive citizen/PR rates, or the 8% residential planning rate for non-citizen/non-PR purchasers. Verify current assessment, exemptions and final quotations.

How to read these estimates

For Singaporean or other foreign purchasers, choose your buyer status in Buying costs to include the applicable MOT and state-fee planning assumptions. For SGD income, use DSR check.

DSR = (existing monthly debts + proposed instalment) ÷ recognised net monthly income. Banks choose prudent limits and income recognition; there is no single Malaysian DSR percentage that guarantees approval. PIDM recommends keeping debt manageable, typically around 30–40% of net income.

The cost tool covers residential purchases only, using a 2026 non-citizen/non-PR transfer-duty planning rate of 8%; citizens and Malaysian PRs use the standard progressive scale. It does not automatically apply exemptions, rebates or developer-paid fees. Confirm the instrument date and final assessment with your lawyer/HASiL. Loan duty is estimated at RM5 per RM1,000 or part. State fees are separate and must be confirmed for the property.

Singaporean buyers use Malaysian financing and property rules for the Malaysian purchase. Also confirm any Singapore housing ownership obligations independently. No credit-bureau or bank account is connected.
